We apply this approach across three key strategies to deliver optimal returns to investors:

Opportunistic Strategies

  • Focus is on acquiring out-of-favour properties facing leasing and/or market challenges at a significant discount to replacement cost
  • Relies on a sound market recovery thesis and generally involves higher-risk with an expectation for higher returns
  • Hold periods are typically one to three years, depending on market conditions

Value-add Strategies

  • Focus on acquiring under-managed properties and increasing income and value by implementing capital enhancement and leasing initiatives
  • Relies on a strong business plan and a capable, experienced execution team
  • Generally, the moderate to higher risk profile is supported by higher returns
  • Hold periods are typically two to five years

Legacy Strategies

  • Focus on acquiring good quality, stable properties well-located in primary markets with the goal of increasing income and achieving a strong total return by redeveloping to a higher and better use
  • Relies on our vision and well-supported “path-of-progress” thesis, and requires both a low to moderate risk threshold and patience
  • Hold periods are typically 10+/- years

​Over our 20-year history, Lotus Capital has invested in excess of $2B across industrial, retail, office, hotel and residential asset classes.

Since 2010, alone, we have raised $160M of equity and deployed it into industrial, retail and multi-residential property acquisitions across Canada and the US, representing over five million square feet of leasable area.

In 2014, we formed a strategic relationship with PRO Real Estate Investment Trust, with the objective of leveraging Lotus Capital’s real estate investment expertise and national breadth to augment PRO’s growth strategies. PRO’s market cap has since quintupled.
